Nuvance Health has a network of convenient hospital and outpatient locations — Danbury Hospital, New Milford Hospital, Norwalk Hospital and Sharon Hospital in Connecticut, and Northern Dutchess Hospital, Putnam Hospital Center and Vassar Brothers Medical Center in New York.

Summary: Inspects, maintains, repairs or replaces hospital equipment systems and property, as necessary to maintain a safe, secure, comfortable aesthetically pleasing environment for patients, visitors, Medical Staff and employees. Must be familiar with fire and disaster plans. Performs security duties and other duties assigned.

RESPONSIBILITIES AND STANDARDS

1. Performs routine and emergency maintenance, troubleshoots and repairs equipment and other hospital property as necessary to complete requirements of work orders or verbal instructions.

1.1 Uses diagrams, sketches, blueprints, maintenance and operation manuals to analyze and solve problems. Identifies part numbers, fills out requisitions to order parts and turns into parts person or supervisor by the end of the work day.

1.2 Assumes responsibility for taking care in the performance of all duties to use appropriate tools and equipment so as not to cause damage to hardware, furniture, etc. Uses care not to damage ceilings, floors, walls, wall coverings, tools, hospital equipment or other property unnecessarily in the performance of repairs with no more than one minor incident of damage in a six month period.

1.3 Cleans equipment used and area in which work was performed upon completion of task, either in house or in shop as observed by supervisor.

1.4 Completes work orders and time sheets with all pertinent information filled in, including brief description of work performed, time spent on the job, materials used, PM number of equipment if applicable, appropriate location including floor and building numbers, return work order to appropriate supervisor prior to end of work day and reports status on any work not complete.

1.5 Performs and completes work assignments in a professional and timely manner within the estimated time for the task, as witnessed by supervisor.

2. Completes planned maintenance tasks as assigned.

2.1 Performs planned maintenance inspections and safety checks as required by PM work order as evidenced by completed work orders.

2.2 Identifies/documents on work order any discrepancies found during PM and returns completed work orders to manager prior to end of work day.

2.3 Completes planned maintenance tasks as required by PM work orders, to include operational checks upon completion of work to ensure proper operation of equipment and returns completed work order to supervisor prior to end of work day, noting all malfunctions/discrepancies that were either corrected or need correction.

2.4 Reports status of complete PM work orders to manager, prior to end of work day, as observed by supervisor.

2.5 Performs work efficiently and in a timely manner as observed by supervisor.

2.6 Makes note of and corrects problems independently if not specifically noted on PM work order and notifies supervisor that a change should be made on work ticket.

2.7 Maintains good attendance to ensure the integrity of the room PM programs as well as other maintenance.

3. Adheres to Hospital and Engineering Department policies and procedures written and verbal.

3.1 Responds immediately to scene of all security calls in accordance with Engineering Department policy, as observed by supervisor.

3.2 Responds immediately to scene of all fire alarms (or pre-assigned position) with fire extinguishers, in accordance with Engineering Department policy. As observed by supervisor.

3.3 Reviews Engineering Department Policy and Procedure Manual annually as evidenced by signature and date, and is knowledgeable about Engineering's role with respect to fire, internal disaster, external disaster and safety related issues.

3.4 Responds to changing priorities without undue loss of time, with no more than one instance of non-compliance in a six month period.

3.5 Performs other additional duties as assigned to meet the needs of the Engineering Department or the Hospital.

4. Demonstrates sufficient skills in plumbing, electrical, carpentry, painting and patching, HVAC, mechanical, grounds care and others as required to perform the duties expected, with a good expertise in at least one trade.

4.1 Performs minor plumbing repairs or maintenance such as repairing fixtures, soldering and threading pipe, maintaining medical air fixtures, assists tradesman plumber in performing more extensive work and other duties as assigned.

4.2 Performs minor carpentry work, such as drywall installation, installation of shelving and other wall hung fixtures, installation of wall guards and other duties as assigned.

4.3 Performs minor electrical work such as replacing outlets and switches, lamps, fixtures and other direct replacement items, assists tradesman electrician in performing more extensive work and other duties as assigned.

4.4 Performs painting and patching as required to maintain the appearance of the hospital.

4.5 Maintains room convectors, ventilating fixtures, radiators, changes fan belts, replaces filters, takes readings, etc. as prescribed by the Engineering Department Preventive Maintenance Schedules. Assists HVAC Tradesman in more major work and performs other duties as assigned.

4.6 Makes repairs to mechanical systems in the hospital such as kitchen equipment ice machines, replaces motors, pulleys (assuring proper alignment of belts) and other duties required.

4.7 Performs grounds maintenance when required on all hospital properties in keeping with hospital standards as observed by supervisor.

5. Performs snow removal assignments during winter months so as to provide 24 hour access and egress for the hospital.

5.1 Operates snow removal equipment as assigned, including salting and sanding in a safe and efficient manner at all times.

5.2 Receives priorities in cleaning specific areas according to supervision, such as emergency and main entrances, oxygen delivery, receiving, etc.

5.3 Cleans and stores equipment properly after each use, lubricates all equipment to prevent rust and corrosion. Checks oil and other fluid levels in equipment prior to starting.

6. Promotes a safe and efficient working environment by adhering to hospital and department policies and procedures.

6.1 Adheres to Infection Control and Quality Assurance Policies and Procedures at all times.

6.2 Maintains appearance of work area(s) according to department standards at all times.

6.3 Adheres to all safety regulations reporting any variances to supervisor immediately.

6.4 Attends and actively participates in all in-services as required.

6.5 Reports immediately all incidents, irregularities, unsafe conditions, equipment and/or unusual occurrences to supervisor.

7. Guest Relations: Demonstrates regard for the dignity and respect of all patients, family members, visitors and hospital personnel as defined in the philosophy of Vassar Brothers Hospital.

7.1 Displays a caring and courteous attitude and represents the hospital in a positive manner to all persons noted above.

7.2 Promotes and contributes positively to intra-departmental and inter-departmental relationships with no more than two complaints in a six-month period.

7.3 Maintains the confidentiality of employees and departmental information with no infractions.

7.4 Adheres to departmental and hospital dress codes as observed by supervisor, and wears a VBH picture identification badge, 100% of the time.

JOB QUALIFICATIONS

Education: Requires high school diploma or equivalent.

Experience: Requires a minimum of three years in building maintenance with emphasis in one of the primary trades.

License: N/A

PHYSICAL AND MENTAL FACTORS

Physical: Requires light physical effort on a regular basis, as in frequent standing, walking, bending, stooping or reaching and/or occasional lifting of light items (i.e. up to 20 lbs.).

Mental: Some irregularity in scheduled hours because of compensated overtime requirements, including weekend rotation.

ENVIRONMENTAL AND WORKING CONDITIONS

Occasional exposure to minor injury or other occupational hazards requiring precaution.
